THE PROPERTY is located in Nuevo Vallarta, Villa 2, where only single family homes can be built. We purchased the land in 1999 and had the house
built to our specs in the year 2000. We have all the plans, there including the hydraulic and electric connections ones. If need be, one can even
contact the engineer who built it. Moreover, all the admin. and legal documentation is up to the day, and therefore there would be no problem
whatsoever in the passage of property.
THE HOUSE: The aspect is the one of a country villa from the Tuscany Hills of Italy , and it is built on a ground-and-first-floor design. The total surface is
2800 square ft.(270 square meters), of which 1700 (160 sq, mts.) on the ground and 1100 (110 sq. mts.) on the first floor. Ground floor includes automatic
garage for one car, plus room for a second one in the driveway, storage room, main entry, big social/living room, executive kitchen, dining/
family room, office (or 4th bedroom) and “social bathroom” (without shower, which can anyway be added). The first floor includes big master bedroom
with ensuite bathroom and enormous storage cupboards, two more bedrooms also with very big cupboards, another complete bathroom
with Jacuzzi bathtub.
CONSTRUCTION: the house was built with very high quality materials, after a hydro geological study, projecting it to be earthquake & hurricane resistant,
the electrical wiring is completely grounded, the hydraulic system is also very effective, with an extra underground cistern of 2000 gallons
approx., water pump & filtration system with UV lamp. Actually, Nuevo Vallarta water can be drunk directly from the tap, which we do. The sewer
system is also part of the N.V. Subdivision. In any case, it is fair to say that the house should actually be seen to be fully appreciated. We shall therefore
be happy to fix a date for a more complete exam of the property.
