Location: Located in Edmonton’s southwest, the community of Rutherford is bound to the North Ellerslie Road, to the south by the Blackmud Creek Ravine and approximately 25th avenue, to the east by by 111th Street and to the west by 127th street.

Neighbouring Communities: Rutherford is and is located near several newer developments including MacEwan, Twin Brooks, Bearspaw, Blackmud Creek and Blackburne.

Rutherford’s population statistics suggest a large number of young families live in the area. Housing stats also support this suggestion with a significant number of single family dwellings

Living in Rutherford...

The development concept for Rutherford was highly residential and the plans have been maintained to provide various types and sizes of residences. According to planning guidelines, the Rutherford community can be expected to house 91 people per residential hectare upon completion - most of which will be found in the form of low density housing which is consistent with current development.

The cities Neighbourhood Area Structure Plan (NASP) explains their expectations that planning high numbers of low density housing in clusters will "provide a greater sense of identity to the various sub-areas and help create a safe pedestrian environment." The aim here is to avoid the inception of massive amounts of medium and high density housing which overwhelm small neighbourhoods like Rutherford.

With that in mind, the city also acknowledges that the medium density housing that will exist (being implemented as the real estate market dictates) will "be integrated alongside low density residential housing through sensitive streetscape design and attention to transitioning." The planning will constantly take into consideration the focus on community, blending together low and medium density housing.

In a similar vein, the NASP proposes very little commercial development be implemented in the Rutherford community. One convenience commercial site located along

the extension of 111 Street at the intersection of a collector road in the south end of the neighbourhood and one community commercial site has been designated on the southwest corner of Ellerslie Road and 111 Street (as part of a larger agglomeration of commercial development). Amendments to original development plans had even reduced commercial planning from the already reserved proposal.

The amount of commercial space is intended to provide Rutherford residents with the amenities they want close to home without overwhelming the community by maintaining focus on housing. From the cities proposal, future plans for educational and community facilities in and around Rutherford certainly take precedence over any other proposed development.

As the Rutherford community continues to develop residents can rest assured that the comfort and safety they feel as a member of a concentrated residential community is not in jeopardy.
