Tierra Maria Estates

Tierra Maria Estates is a FULLY DEVELOPED THIRTY-THREE (33) hectare residential farm subdivision owned by Mary’s Garden Realty Corp. It is located in Barangay Anilao, Lipa City, Batangas.  Using the Carmelite Monastery as a starting point, go towards Padre Garcia. Turn right after exactly TWO (2) kilometers. Entrance of the project is FIVE HUNDRED (500) meters from the National Road. The sales office is located by the entrance gate.  Attached is a vicinity map incorporated in a leaflet.

II.   Project Details:

1)  Farm lots in the project are already individually titled into THREE HUNDRED TWENTY-EIGHT (328) lots. Roads, gutters and drainage system are fully developed for the whole THIRTY-THREE (33) hectare project; lot buyers in Blocks 1, 2, 3, 4, 5 and 7 can immediately avail of electricity, water and telephone utilities.

2)      Lipa City in general, because of its high elevation, has cool weather throughout

      the year.  Tierra Maria, being outside the city center, is free of pollutants found           in most places in Metro Manila and other urban centers.  Moreover, the project area is slightly rolling and has very fertile soil with fully grown trees such as coconuts, coffee, fruit trees (langka, mango, dalandan, lanzones, etc.) and many varieties of flowers.  Please take note that prospective buyers who have visited the project site claim that other nearby farm lot projects don’t have mature trees yet.

3) Palafox Associates is involved in the redevelopment of the project and has   designed the community facilities, an improved entrance, a Marian Park and a Linear Park where all the existing statues in the subdivision will be housed. Common areas will be landscaped.

4)  Use of the farm lots will strictly be for residential and backyard farming purposes, of which the maximum allowable footprint of the house to be constructed is TWENTY FIVE PERCENT (25%) of the total lot area.  While residents will be allowed pets, no commercial breeding of animals will be allowed within the subdivision. Only planting of fruit trees, flowers, vegetables, and aquaculture will be allowed within the premises.  The classification of the lots in its Tax Declaration is residential.
