Welcome to Park Hill! Denver´s historic Park Hill neighborhood, located just northeast of downtown, is bounded by Colorado Boulevard on the western side, East Colfax Avenue on the southern edge, Quebec Street on the eastern side and East 52nd Avenue on the northern edge. Although the entire area is often referred to as Park Hill, there are three sub areas including North Park Hill, South Park Hill and Northeast Park Hill, which have varied demographics.
Park Hill real estate ranges in price from the $200s to well into the millions. Since Park Hill was developed in the 1880s, the vast majority of Park Hill properties were built in the early-mid 20th century with classic architectural styles including the famous Denver Square, Colonial, Mediterranean and Queen Anne among others. Similar to other communities in the Denver real estate market, many of Park Hill´s homes have been extensively renovated with modern features. The Park Hill community, which is known for its strong neighborhood association, has opened its doors each fall for almost 30 years for an annual historic home tour.



Park Hill is known as an ethnically diverse yet progressive community, which originates from its rich history of merging many different cultures together. Park Hill´s diverse population includes a mix of Caucasian, African American and Hispanic residents.
Park Hill is located just east of City Park and all of its cultural and recreational amenities including the Denver Museum of Nature and Science and The Denver Zoo. Its close proximity to downtown also allows easy access to the city´s exceptional transportation system.
The attractiveness of the Park Hill neighborhood is endless – it is not only a short distance to the Anschutz Medical Campus, home to Children's Hospital and the University of Colorado Health Science Center, but boasts lower home prices than neighboring areas. Park Hill’s eastern section’s close proximity to the highly popular Stapleton community could equate to substantial future equity for its homeowners.
