Vero Lake Estates

Funny thing about Vero Lake Estates, or VLE to shorten it, it is right next to Sebastian, virtually a suburb to it, but the name and zip code make it seem like it is in Vero Beach, 12 miles away. VLE is separated from Sebastian by virtue of County Road 510, but in many respects they are worlds apart. Let me explain. The first thing you notice about VLE is that most of the main roads are paved, but the side roads are not. This gives the area a much more countrified feel, and if you own a big enough chunk, you can have a horse or two. All the driveways are kind of short because there are few water mains and no sewer lines in and some day there may be, so why dig up all those driveways if you don't have to? This means that your domestic water is drawn from your own well in most cases, so if city water is a must, check out the bulletin below from county engineering about water mains and fire hydrants. County water has come to Vero Lake Estates! Just not every block.....see the map below.

Because of the dirt roads and possible lack of city water, pricing tends to be $20,000 less in VLE than in Sebastian for equivalent properties. The lots in VLE are mostly 75X130 versus Sebastian's standard of 80X125. If you are a commuter and need to access Rt. 95, you can be on the interstate within five to eight minutes of leaving your driveway, and the beach is less than twenty minutes away heading south and then east on CR 510. That's a pretty good deal for work or play.

Since VLE has been developed as a scattered lot subdivision over a period of time, and there are still many opportunities for raw land, and homes styles tend to be varied as there are a multitude of builders working there. You could be in the middle of several empty lots when you decide to build, or surrounded by all new homes in your immediate area. You will have many options. Currently there are a number of spec homes available and prices have been coming down all year. Are we at the bottom? Who knows, but if your first home or your dream home is here at a fair price, then the question is irrelevant. Seize the moment because nothing great was ever accomplished by playing it safe. When this inventory is absorbed pricing will begin to escalate.  

One of the really desirable facets of VLE is that it sits just west of Sebastian River HS, and very near the middle school too. It would be a very short ride to school. Might even be walkable. Sorry kids......should have left that out.

All the rest of the really pertinent information that applies to Roseland/Sebastian also applies to VLE, so here is a cut and paste from the other page which also explains why two transplants from NJ love Indian River County.

We no longer deal with rush hour traffic, tolls to get anywhere, wind chill factors, or snow tires! Indian River County, and Sebastian/VLE in particular, offer a relaxed lifestyle with activities for all ages and ambitions. Sebastian has the charm of a tropical fishing village, dazzling sunrises over the Indian River, and the allure of the ocean just minutes away. As a boating community, we have many options for launching or storing a boat and aside from the gated communities, a relaxed zoning regulation that allows most boat owners to store their boat in a side yard. Once launched, your are only minutes away from the world renowned Sebastian Inlet which is your gateway to the wide open waters of the Atlantic and world-class fishing.

To quench your thirst and sate your appetite after a long day on the water (or at the mall), Sebastian has numerous on or over-the-water restaurants featuring many local favorites. The choices for breakfast are equally varied and it will take you a while to discover all your options. One thing you should know though, we don't have many chain restaurants here. We are strictly locally owned and operated.

If you enjoy the performing arts or a good concert now and then have we got places for you, all within an hour of Sebastian. To the north the King Center always puts on an eclectic calendar of shows, to the south the Riverside Theater, Sunrise Theater, and the Lyric Theater all offer a variety of live entertainment. If you are bored, then it's because you're not trying too hard not to be!

The regional shopping mall is only twenty minutes away and just west of that is the outlet center on Rt. 60 in Vero. We're glad it is there---and really glad it is not here. You'll find that Dodgertown isn't too far from the mall, but the Dodgers aren't here anymore. We are waiting to see if the Baltimore Orioles are coming to roost here next. If you're a Mets fan, Port St. Lucie is an easy drive down 95. The Yankees are a bit farther away in Tampa---about three hours. The point is that there is something for EVERYBODY here if you know where to look.

Some of the other options in Sebastian are golf at our local course or a close-by public course (check the link in the weather bug on my homepage), the county waterpark near VLE, a shooting range just past that, a yearound program of arts, crafts, and dining festivals in Riverview Park, flying lessons at our municipal airport, and if you're really bored, you can learn to skydive practically in your own backyard.

Water Main Update from Art Pfeffer 7/25/08

The Indian River County Department of Utility Services has completed construction of water mains in Vero Lake Estates, but we have not received the FDEP clearance.  We are now projecting September 1, 2008 as a completion date and at that time all mains will be available for residential service connections.  Back in May, the Department of Utility Services recognized the threat of brush fires, consulted with the Fire Department and implemented an emergency plan for fire protection.  In an emergency, the Fire Department will call the Utility On-Call line (532-7475 or 532-7476).   The Utility Operations personnel will immediately respond and fully pressurize the mains by opening a valve on CR 510 at 85th Place.  (Please note, the fire hydrants are currently covered to indicate that they are not in service.  However, the mains are fully charged and the water is under pressure, but they are only being feed by 2” temporary jumpers at the connection points on CR 512 and CR 510.  In an emergency the valve must be opened to maintain full system pressure.)
 
If you receive complaints pertaining to the restoration of the right of way, forward them.  Any and all problems must be corrected before we make the final payment to the contractors.  Thank you and all the residents in Vero Lake Estates for being patient and understanding during construction.  We will notify you when the mains are accepted into our system.

4/23/08 The contractors are in testing and restoration of the disturbed areas phase right now. They are well ahead of schedule at this point so that's good news for our friends and neighbors
4/03/08 As of now the contractors are slightly ahead of schedule, which would put completion around the end of July beginning of August. Please remain patient throughout the construction process. Things will be restored to original if not better by the end of the project. The reason they don't restore right away is because if the line leaks during the pressure test then they have to dig fittings up to look for the leak and they don't want to restore the conditions more than once due to cost.
3/27/08 Attached is a project update for you. The Blue Line is Phase 1. The Orange Line is Phase 2. The sketch shows where the pipe has been installed in the ground to date. Once again, we anticipate the construction to be finished around the end of July. Pressure and Bacteriological Testing around the first of August and FDEP Clearance for Use around the end of August. This schedule is tentative and could change for any number of reasons. So far we are on schedule though.

1/16/08   We are in the process of designing 2 informational message boards regarding the watermain project in our neighborhood. We're going to post one at the 87th Street entrance and one at the 101st Ave entrance. It will inform people of the project and provide them contact names and #'s here at the County, as well as our website, if they want to find out how to connect. My question to you is: If we make up a similar flyer, including a map of the proposed waterman routes, could you use it? The Utility Dept doesn't have the budget to do a mass mail-out but I could e-mail it to you and maybe you could post it on our VLE website and/or possibly have copies of it made and the VLE HOA could do the mail-out or hand them out at the meetings. Or I can provide the map and contact info to you and you can make your own flyer. It's up to you. Please let me know if and how you want to proceed. Thanks.
1/18/08  Were still working on the signs. It could possibly take a couple of weeks.  In the meantime here's the flyer. Our Inspector Ron Lefebure, who is also a fellow VLE resident, along with myself, will be monitoring this project closely. Some pipe has already been delivered to 79th Street and will be going in the ground any day now. We're waiting for the utility contractor to mobilize on-site. Once construction has begun, I will be glad to provide you progress updates so that all of our neighbors can be as informed as possible. Please feel free to call if you have any questions or comments.
