SINGLE FAMILY RENTAL HOME INSPECTIONS

Inspections of singe family rental homes began in Westlake in January
2009. This is very positive news for homeowners in Settlers Reserve. From time to time, we have a number of homes in Settlers Reserve that are occupied by renters. These inspections will help assure that those rental homes are maintained to a standard that is consistent with our community. This maintenance requirement will help preserve the value of our homes in Settlers Reserve.

MAYOR CLOUGH UNOPPOSED IN NOVEMBER 2009 ELECTION

The deadline for filing petitions to be on the November 2009 ballot to run for Mayor of Westlake has passed. The only candidate for the Mayorial Election is our current mayor, Dennis Clough.

DEADLINE TO CHALLENGE TAX ASSESSMENT IS MARCH 31, 2009

You still have time to challenge your property tax assessment. The deadline is 3/31/09. To challenge your property tax assessment, find the form online @ http://bor.cuyahogacounty.us/complaint.asp . Although Settlers Reseve home values have not seen the decline that other communities have, it may be worth your time to challenge your current assessed value. Once you download the form, you need to fill it out, sign it before a notary, and have the notary sign and seal the form before you file it. In addition, you need to provide some proof that you think your property tax assessment is too high. As part of your proof, you could include the information on the 16 Settlers Reserve homes that sold in 2008 that we enclosed with this newsletter. (No homes have sold in Settlers Reserve in 2009, as of March 15, 2009.)

REFINANCING YOUR EXISTING MORTGAGE

With mortgage rates at or near all time lows, many people are thinking about refinancing their existing mortgages. However, it may be good to check your FICO Credit Score at www.myfico.com (for free) before you apply for your loan, as some loan applicants have found their score lower than expected. And with the changes in lenders' credit-granting criteria, some applicants are not qualifying for loans, are receiving lesser loan amounts, or are not obtaining the best available interest rates. Also, Experian, one of the three credit reporting agencies, has stopped offering FICO scores to U.S. Consumers.

TEAM PRIBISKO believes in "Right Pricing." Some of the large listers in our area will price a home for sale above all of their competition just to obtain the listing. We believe in listing a home for sale where it will sell in a reasonable period of time - - Right Pricing. We don't consider our sign in a yard a great spot for advertising for an extended period of time. We believe that having a sign in a seller's yard for a long time reflects badly on the listing agents - - it indicates both a poor listing price and a poor marketing plan.
