Dripping Springs

When you hear the name Dripping Springs, you may or may not know that is a real town in Central Texas.  Dripping Springs, referred to by many as just Drippin', refers to a much larger area than just the Dripping Springs city limits.

The greater Drippings area covers an area that is basically made up of much of northern and western Hays County.  Once you get away from the city limits, the area gets pretty rural.  However, that is changing, as is the city itself.

So if you're looking for Dripping Springs real estate, what should you consider?  If you have kids or if you're concerned about resale value later on, the Dripping Springs ISD is excellent.  Keep in mind that the DSISD covers a large area.  If you live out near Hamilton Pool, for example, your kids are going to have a long bus ride or drive.  The same applies if you look out in the direction of Fitzhugh in western Hays County.

Some other things you may want to know are proximity to shopping and groceries.  If you're in the city limits of Dripping Springs, you are pretty close to the intersection of 71 and 12.  From there, you're about 20-30 minutes to the nearest H-E-B in Oak Hill.  You're also about 30 minutes from Bee Cave and Lakeway.

Bee Cave is undergoing a huge expansion in retail space.  The Shops at the Galleria is 500,000 feet of retail space.  In The Shops you will find stores like Best Buy, Lowe's and Marshall's.  Across the highway, the Hill Country Galleria Mall is being built.  This will have everything from department stores to restaurants to a 16 screen theater.

What I'm driving at is that the Dripping Springs area just isn't as far out as it used to be. 

The name, you wonder?  When Drippin' wanted a post office, it had to have a town name.  There were springs exiting from the Edwards Aquifer in the area that were literally dripping springs much of the time.  The name seemed like a good one.
