Description
Classic Fixer Upper home for a very affordable price. Owned personally by listing agent, has been a rental for many years, but not recently rented due to some vandalism issues and the beginning of renovations. Home is boarded up for protection and can be shown easily. Will need someone with good carpentry and remodeling skills to make this one shine again, but it has a lot of great potential. Located in the small town of Klickitat, in the wild and scenic Klickitat River canyon about 14 miles above the mouth of the river where it flows into the Columbia River at Lyle. It's a beautiful drive along the river and there are many recreational opportunities year round, including fishing and hunting, white water kayaking, rafting, windsurfing and kitesailing too. The Klickitat River is the largest free flowing river in Washington State without a dam. The area is known for excellent steelhead and salmon fishing, turkey, elk and deer hunting. The local watering hole also serves some of the best steaks in the county and people drive for miles to get a great meal at Huntington's Bar downtown. The house is located on an old hillside above the main part of town, within an easy walk down to the river but up out of the flood plain. There is no free television signal down in the canyon area and cell phone service is sketchy if available at all, but high speed internet service and cable television are readily available. The weather is relatively mild in winter with some snow and cooler temperatures, typically in the mid 20's to 30's and hot in the summer, often with many days in the high 90's and above. The evenings cool down quickly with summer breezes and the natural coolness from the river. The soil is clay like, apparently perfect for lilacs, roses and most bulbs, but can be tough for avid gardeners who like to dig in the dirt. The sun shines all year often in this area and night falls early because of the canyon walls. Perfect recreational getaway, 90 min to PDX.
